Housing Maintenance Worker


About OMVC: Old Massett Village Council(OMVC), with an on-reserve population of about 750 members and 3077 members, is on the beautiful North Coast of Haida Gwaii. Employment by the Old Massett Village Council ranges between 70-100 full and part-time employees. General operations are comprised of, but not limited to Capital Works, Housing, Registry, Education, Xaad Kil, Finance, Social Development, Emergency Services and Energy. Position Type: Permanent Full-Time

Salary Range: $40.16/hr

Hours: 40 hours per week

Reports To: OMVC Housing Manager


Position Summary:

The Housing Maintenance Worker is responsible for the general and emergency maintenance and repair of Old Massett Village Council Owned Housing.


Position Duties:


1.Maintenance and Repairs

o Performs general interior carpentry repairs and maintenance such as replacing countertops, cupboards, drywall repair or replacement, door installation and repair, painting, trim work, flooring, and handrail repairs, etc

o Performs exterior repairs and maintenance such as cleaning roof gutters and debris, minor roof and flashing repairs, drainage and repairing and constructing fencing, decks, railings, and ramps, etc

o Performs routine repairs and maintenance to appliances, equipment, hot water tanks and minor plumbing

o Assists the Housing Manager to conduct inspections of housing and prepare reports

o Maintains an inventory of equipment, and appliances of the OMVC Band Owned housing

o Prepares vacant housing/rental units for occupancy

o Responsible for the purchasing of supplies/material, pickup, and delivery of supplies/equipment to job site when delivery is unavailable


2.Administration:


o Request Purchase Orders and submits receipts for approval of maintenance and repairs to the Housing Coordinator Assists the Housing Coordinator in budgeting and reporting on maintenance, supplies, and equipment

o Prepare material lists and estimates before beginning any repair projects.

o Receives and conveys tenant complaints/concerns and requests to the Housing Coordinator


3.Other Duties:


o Performs other duties as assigned by the Housing Manager

o Performs emergency repairs as required, regardless of time or day

o Repairs other Old Massett Village Council buildings upon request

o You will be working in sensitive and confidential circumstances and are expected to always maintain that confidence.

o We are working with the public and potential frustration and stress may be part of the work environment.


4.Qualifications and Skills/Experience:


o Working knowledge of mechanics, maintenance and operation of residential utilities, equipment, and appliances.

o Working knowledge of housing repairs and maintenance.

o Red Seal qualifications with carpentry, plumbing or electrical will be considered an asset

o Must have a minimum of 5 years experience in maintenance

o Must have a proficient level of communication skills, verbal and written.

o Must possess good organizational and time-management skills.

o Must possess a valid class 5 driver’s license; own transportation is required.

o Provide a current Drivers Abstract
