Job Description:

Performs maintenance and repairs duties on all buildings on our site. Carries out a preventative maintenance program, making minor repairs. Also maintains lawns by mowing and in winter the shoveling of snow. 

 

Key Duties and Responsibilities:

 

Building Maintenance:

1.       Carries out preventative maintenance on equipment and systems such as heating, ventilation, plumbing, generator, lawn mower, pressure washer and electrical equipment.

2.       Ensures equipment is operating within acceptable parameters.

3.       Ensures that the equipment shed is clean, organized, and tidy.

4.       Prepares, paints, and recovers interior and exterior of buildings, fences, and other surfaces with protective coatings. Cement repair, winterizing of buildings (i.e., replace weather stripping, sweep when needed).

5.       Clean and maintain gutters, soffits (including bird nest extraction).

6.       Carries out minor carpentry and other repairs and/or upgrades furniture, buildings, electrical, mechanical, lawn maintenance and plumbing equipment.

7.       Orders needed inventory and receives supplies including ordering hand sanitizer and paper towel and toilet paper for HGSCP buildings.

8.       Completes maintenance logs; prepares and maintains other related records, files, and documentation, i.e., as needed for warranties.

9.       Maintains inventory list and checks it regularly.

10.   Reports all unsafe or faulty equipment to a designated supervisor; arranges for and monitors major repairs and maintenance work. Also maintains a list of specialty contractors to do technical repairs when their expertise is needed or when regular hours do not allow.

11.   Checks safety security equipment and arranges replacements; makes repairs and or reports deficiencies.

12.   Tests security alarms, fire systems and ensures that our fire extinguishers are maintained.

13.   Arranges a yearly on-site fire drill.

14.   Ensures that water purification systems are maintained on a regular basis.

15.   Keeps an eye on maintenance lists and discusses any costly or complicated requests with the Executive Director or her Assistant.

16.   Reviews Replacement reserves annually with Executive Director and Executive Assistant.

Lawn Maintenance: summer and winter

1.       The lawn is to be mowed as needed to start in April (or as soon as the rain slows) to October (or when the rain begins).

2.       Weed whack the fence line.

3.       Remove snow from driveways, sidewalks, and steps.

4.       Sweep or rake the sidewalks.

5.       Salt frosty and icy driveways, sideways and steps.

6.       Garbage and branch pickup around compound and dumpster.

7.       Performs other related duties as required.

Qualifications and Experience:

1.       At least one year of demonstrated maintenance experience is required.

2.       Completion of Grade 10, including vocational training courses, such as building maintenance worker, or the equivalent education and experience is typically required for this position.

 

Job Skills and Abilities:

·       Demonstrated ability to organize work and or carry out maintenance duties with independence.

·       Ability to work cooperatively and effectively under general supervision.

·       Ability to work effectively with program staff and residents.

·       Ability to operate power and other tools and equipment.

Additional Information:

This position requires the physical ability necessary to access equipment, apply paint while on a ladder, and to move furniture. Will be regularly exposed to and in contact with dust, dirt, paint and other fumes, grease, cleaning, and other chemicals to perform maintenance duties.
